I have traveled extensively in Italy and can share my top tips for finding and booking great accommodation:

The Three Zones:

Station level – where you arrive. Relatively flat around the tunnel, nobody really stays here.

Harbor level – those iconic photos. Marina, swimming rocks, restaurants, village energy. “Central” sounds flat. It's not. After the train station and tunnel, everything is either up or down or both.

Upper carugi – the laneways climbing toward the small castle. Quieter, better views, but way more stairs every time you leave your room.

What Affittacamere Means:

Traditional hotels don't really exist. You're booking guesthouses in “renovated” medieval buildings. Ofetn with specific check-in windows, no 24-hour reception, many have lockbox self-check-in, breakfast either doesn't exist, or you may get a café voucher.

Not worse than hotels – just different. But if you're picturing rolling up at noon, handing bags to someone, heading to the beach while they sort your room… not always possible.

Luggage Breaks (some) People:

Pack genuinely light. One small suitcase between two people if possible, many staircases are narrow, winding, and just seem to keep on going.

Heavy bags? Book a station-side guest house like Sollevante. 

Always ask your accommodation if they can provide assistance with getting to your room with your luggage.

If you have alot of luggage, and are coming from or through La Spezia, you can store your suitcases with Stow and Go or Radical Storage near La Spezia Centrale train station.

The Sounds Of the Night

Because the village is built like a natural stone amphitheater, sound travels and bounces off the cliff walls. If your window faces the main street or the harbor, you aren't just hearing the ocean; you're hearing the soundtrack of the town.

It is a good idea to check with your accommodation that you will have double-glazed windows and that you are not directly above a wine bar.

The village is literally built on a cliff using medieval architecture – stairs are how the place works, not something you can avoid with clever booking.

Closest you'll get is station-side properties like Sollevante, plus using the public lift when it's actually running (not guaranteed).

If stairs are genuinely a barrier – bad knees, wheelchair, mobility issues – stay in La Spezia and day-trip here instead. La Spezia's got accessible hotels with elevators, flat streets, and trains run here every 15 minutes during summer.

It can be genuinely bad if you book wrong. Riomaggiore's got the strongest nightlife of all five villages. Harbor bars stay busy late, and narrow stone carugi amplify everything.

Light sleepers: book upper laneways (not Via Colombo, not harbor), confirm double-glazed windows, ask if your room faces a quiet side lane. Pack earplugs.

It's location-specific. A side-lane room near the castello can be peaceful. A harbor room above a wine bar will keep you awake.

The rocky area just past the harbor pier – walk through the harbor to the southern end, keep going left, you'll hit it. It is not sand, it's a stone beach.

Best times: 7-8 AM (empty) or 6-7 PM (crowds gone). Avoid 11 AM – 4 PM when cruise ship passengers pack it out.

Honest trade-off:
Riomaggiore: Immersive experience, sunset from your room, early hikes before crowds, costs more for accommodation.

La Spezia: Generally flat terrain, accessible, significantly cheaper, better base for day trips to Pisa/Florence/Portovenere beyond just the villages.

What we tell first-timers: split it. Stay 1-2 nights in Riomaggiore for the experience, then move to La Spezia as your base. You get both without fully committing to either.

It will be difficult. Constant elevation, ancient steps, cobbled paths, and narrow laneways. Even station-side, you will be lifting it constantly.

Better option: Consider staying in Monterosso, it has an actual flat promenade and is very accessible. Otherwise, base yourself in La Spezia and day-trip without navigating accommodation+stroller+luggage simultaneously.
